About the Residence
Modřanka
The Modřanka Residence was built on the site of the former Modřany sugar factory. LOXIA handled the entire process from the architectural study to design supervision, transforming the industrial space into a modern residential hub. Visually, the unique facades of the buildings draw direct inspiration from Neo-Plasticism.

Composition
The complex consists of twelve residential sections alongside a multifunctional building. In total, the development offers 292 flats ranging in size from 1+kk to 5+kk. The layout accommodates underground garages for residents, and the ground floor flats feature private front gardens.
Sustainable Materials &
Standards
The entire project was built with environmental friendliness in mind, utilizing eco-friendly materials and recycled concrete. The building envelope meets strict near-zero energy standards, and the residential tower has successfully achieved the prestigious BREEAM certification.
Smart Energy &
Resource Systems
Energy conservation is integrated into the infrastructure of the buildings. Low-emission gas boilers manage the heating, while elevators are equipped with regenerative units to recover power. Outdoor and common lighting is further optimized and conserved using automatic twilight sensors.
